Washington Deed and Sellers Assignment of Real Estate is a type of legal document used in Washington State to transfer real property from one party (the seller) to another (the buyer). This document is used to transfer a seller's ownership rights and interests in a property to a buyer. In most cases, the seller will sign the deed at the time of closing and the buyer will sign the assignment at the same time. There are two types of Washington Deed and Sellers Assignment of Real Estate: a Warranty Deed and a Quitclaim Deed. A Warranty Deed provides the buyer with a guarantee of title, meaning the seller is guaranteeing that they have the right to transfer the title to the buyer. A Quitclaim Deed does not guarantee title, but instead conveys whatever interest the seller has in the property. Both types of deeds must be signed by the seller and the buyer, and both must be recorded in the county where the property is located.
