Washington Waiver of Lien by Contractor, Subcontractor(s)and Supplier is a document used to release any lien or claim to lien that a contractor, subcontractor or supplier may have against the owner of a property. This document is typically used to protect the owner from any potential future claims. A Washington Waiver of Lien by Contractor, Subcontractor(s)and Supplier may be used in conjunction with a payment or completion bond, which is a guarantee that the contractor will pay its subcontractors and suppliers for any work done on the project. There are three types of Washington Waiver of Lien by Contractor, Subcontractor(s)and Supplier: 1. Preliminary Waiver of Lien: This waiver is presented prior to the completion of the project and waives any right the contractor, subcontractor or supplier may have to lien the property of the owner in the future. 2. Final Waiver of Lien: This waiver is presented after the project is completed and waives any right the contractor, subcontractor or supplier may have to lien the property of the owner in the future. 3. Partial Waiver of Lien: This waiver is used to partially waive the right of the contractor, subcontractor or supplier to lien the property of the owner after the completion of the project.
