This approach, however, is outdated and causes more pain than just “hiding stress.” First, let's remember that homeowners aren't machines. If there's damage to the foundation — for example, the walls are cracked or the foundation is leaking — you'll see it. If any of the home's appliances leak or are malfunctioning, or are leaking and causing damage to the appliance, you'll see it too. All the things that make homes special also make them vulnerable to damage: the plumbing, appliances, walls, windows, floors, and foundation. Appraisers are not trained to look at these vulnerable parts of the home. They're trained to look at the home as a whole, which means they focus their limited resources on things that are easily noticeable, such as things like the kitchen floor, the bathroom floor, the roof, the siding, the window frames, and the foundation. But as you'll see soon, it's those very things that make the home unique and valuable.
