A lessee is required to reassess the lease term on the occurrence of a significant event or change in circumstances that is within its control and directly affects whether it is reasonably certain to exercise (or not to exercise) an option included in the original contract.

IFRS 16 defines a lease modification as 'A change in the scope of a lease, or the consideration for a lease, that was not part of the original terms and conditions of the lease (for example, adding or terminating the right to use one or more underlying assets, or extending or shortening the contractual lease term)'.

Reassessments are required when an event does not involve renegotiating the lease terms and conditions, but when facts, assumptions, or other circumstances change. For example, a lessee may change their decision about exercising an option within a lease.

Effective date of a lease modification This is the date when both parties agree to the lease modification and is usually the date when the modified contract is signed. For modifications that are not accounted for as separate leases, the lease liability and right-of- use asset are remeasured at this date.

Begin with the reported operating income (EBIT). Then, add the current year's operating lease expense and subtract the depreciation on the leased asset to arrive at adjusted operating income. Finally, to adjust debt, take the reported value of debt (book value of debt) and add the debt value of the leases.

A modification is accounted for as a separate new lease IF: ? It increases the scope of the lease by adding the right to use one. or more underlying assets; AND. ? Consideration increases by an amount commensurate with the. stand-alone price for the increase in scope.

Account for the lease modification as a termination of the original lease and creation of a new lease from the effective date of the modification. Measure the carrying amount of the underlying asset as the net investment in the original lease immediately before the effective date of the modification.

Under ASC 840, a lessee cannot record a capital lease asset at an amount greater than the fair value of the asset. In such scenarios, companies are required to increase the discount rate to a rate that will reduce the asset, and the lease liability, to an amount equal to the fair value of the underlying asset.
