Once a quitclaim deed has been signed and recorded, it cannot be undone as the previous property owner has already transferred the property to the new owner. The new owner would have to voluntarily give back the property to the original owner.

Correction Deed - Correcting A Recorded Deed. Once a deed has been recorded, it is part of the public record and cannot be changed. It is possible, however, to amend that record by adding a newly executed deed, usually called correction or corrective deed, deed of correction or, in some states, deed of confirmation.

The best way to correct a mistake in a quitclaim deed is to file a new one. When you file the new quitclaim deed containing the corrected information with the appropriate recording office, it becomes the official deed of record.

Getting the name changed on your deeds is an easy process and you do not need to involve a solicitor. Generally there is no fee to pay either. You simply need to send a letter to the Land Registry office requesting the name change, together with either the original or a certified copy of your marriage certificate.

It usually takes four to six weeks to complete the legal processes involved in the transfer of title.

A correction deed, correction mortgage, or reformation deed is an instrument executed by the former grantor of an instrument that contains a certain defect or deficiency, or by said grantor's heirs, representatives, or assigns for the purpose of correcting or amending a mistake or defect contained in the instrument.

If your mortgage record is filed, you cannot unfile it, correct it, and then resubmit it. However, you can amend the record with a corrective or newly executed deed or mortgage.
