An assignable lease is a contract where someone who owns a property lets someone else use it in exchange for money. The person using the property can transfer the lease to someone else. It's like renting a house, but the renter can let someone else rent it from them.

Assignment is a way that a tenant can transfer their tenancy to another person. On assignment, the assignor's legal interest in a property is passed to the assignee who takes over that interest and becomes the tenant.

In legal jargon, the old tenant who wants to get out of the lease is called the Assignor and the new person who wants to get the remainder of the lease is called an Assignee. The landlord remains the same.

In an assignment, there is the landlord/ lessor (the property owner), the tenant/ assignor (the person who leased it from the landlord and then assigned his or her interest to a third party) and the assignee (the person who received the assignment).

The assignment of lease is a title document that transfers all rights possessed by a lessee or tenant to a property to another party. The assignee takes the assignor's place in the landlord-tenant relationship.

Once the landlord's consent has been obtained, the tenant and assignee can enter into a deed of assignment to transfer the lease to the assignee. If the lease is registered at the Land Registry the assignee will then need to register the assignment at the Land Registry.

Assignment of Lease: The first, and most common to lay people, occurs when the original tenant transfers and grants all of its rights and obligations under the lease to a third party, and the new tenant explicitly accepts these rights and obligations as its own and occupies the leased space.
