PHILADELPHIA (CBS) -- Pennsylvania's property tax and rent rebate program is expanding. Under a bill Governor Josh Shapiro signed on Friday, the maximum rent rebate will rise from $650 up to $1,000. Also, the income cap for renters and homeowners to be eligible is now $45,000.

Renters with an annual income of $8,000 or less will receive a rent rebate of $650. Renters with an annual income between $8,001 and $15,000 will receive a rebate of $500.

Your landlord, or your landlord's authorized agent, must sign this PA Rent Certificate. If your landlord, or your landlord's authorized agent, does not sign this PA Rent Certificate, you must complete Lines 1 through 8 and the Rental Occupancy Affidavit below. Your Rental Occupancy Affidavit must be notarized.

The rebate program benefits eligible Pennsylvanians age 65 and older; widows and widowers age 50 and older; and people with disabilities age 18 and older. The income limit is $35,000 a year for homeowners and $15,000 annually for renters, and half of Social Security income is excluded.

If you are claiming a rent rebate, you must provide proof of the rent you paid. You will need a PA rent certificate for each place in which you resided during the claim year, signed by the landlord or the landlord's authorized agent.

Your rights as a tenant include the right to "quiet enjoyment," a legal term. This means your landlord cannot evict you without cause or otherwise disturb your right to live in peace and quiet. If other tenants in your building are disturbing you, you should complain to the landlord.

California's Statute of Frauds requires a lease to be in writing if it either: 1. has a term longer than one year; or 2. has a term less than one year which expires more than one year after the agreement is reached. actually be maintained for thirteen months.
