A lease will be recorded on the balance sheet as a right-of-use (ROU) asset and lease liability. The lease liability is the payment obligation over the term of the lease contract, while the ROU asset represents the control of the asset under the lease contract.

When leases are acquired in a business combination, their accounting treatment is ?reset? as if they were brand new leases as at acquisition date in the (consolidated) financial statements of the acquirer.

Calculate the present value of all lease payments; this will be the recorded cost of the asset. Record the amount as a debit to the appropriate fixed asset account, and a credit to the capital lease liability account.

Lease payments are considered operating expenses and are expensed on the income statement. The firm does not own the asset and, therefore, it does not show up on the balance sheet, and the firm does not assess any depreciation for the asset.

Summary. Adoption of the IFRS 16 accounting standard for leases is starting to impact balance sheets for companies that choose to lease rather than buy assets. As a result, almost all leases are on the balance sheet.
