A deed is the instrument that transfers ownership of real property from one owner to another. It contains the names of the current owner (the grantor) and the new owner (the grantee), the legal description of the property, and is signed by the grantor. Transfers of real property must be in writing and notarized.

You may research this information at: Office of the Recorder of Deeds or Real Property Tax Database Search. The cost to purchase a copy is $2.25 per page plus ($2.25) per document for certification of a copied document.

Code Ann. § 55-118.6. Record the deed in the land records of the clerk's office of the circuit court in the jurisdiction where the property is located. Depending on the circumstances, the clerk's office may requirement payment of recording tax and completion of a county-specific cover sheet.

In most counties deeds are searchable on the county government website for free. Copies of historical deeds cost a small fee and can be obtained in person or through request through the county website. All deeds are public record and there are no restrictions to view property ownership of any property for any time.

There are two ways to get a copy of your deed. Either get your deed online or pick up a copy in person at the circuit court.

You may obtain the deed book and page number by searching for the document in the Court Public Access Network (?CPAN?) on one of the public computers in the Land Records Research Room or through a subscription. Subscribers to CPAN are able to make non-certified copies from their own computer.

A duplicate indefeasible title is a duplicate hardcopy version of the certificate of title, which may be physically taken out and kept in possession by the registered owner.
