Approximately 75% of cracks in asphalt pavement form into potholes within 3 years if they are not sealed. In drastic comparison, only approximately 1% of cracks that have been sealed will form into potholes within 3 years.

Fatigue cracks are most often too extensive to warrant filling with crack sealer; they usually require an area treatment such as a patch or reconstruction. Crack filler material is typically some form of rubberized asphalt or sand slurry.

Crack sealing should be done after the placement of a new asphalt surface when significant stress cracking is evident. Typically, this is two to five years after the new asphalt is placed. Crack sealant may be applied in different maintenance techniques based on the pavement treatment needed.

Hot pour crack filling and sealing is generally done on roads and highways and in many cases, on parking lots. Hot pour offers the advantage of quick set times (10 minutes or less). Once the hot pour material cools you can drive on it.

The fill material is heated to about 300 degrees Fahrenheit before the workers place it in the crack. Depending on the air and ground temperatures, the filler can dry in as little as 30 minutes, and it will rarely take more than an hour to dry. However, complete curing of the material can take two or three days.

While seal coating is an overall cover on the pavement, crack sealing is more of a sturdy bandaid approach that is often performed yearly. It prevents water from getting into the base of the asphalt, which is where problems start.

Crack sealing is a more costly procedure for the pavement owner but provides substantial value due to its long life expectancy. While crack filling may only last one or two seasons depending on the cracks activity, crack sealing can last up to 8 years or more and is considered a permanent treatment.
