The MIT License is an extremely popular open source software license used on the likes of Ruby on Rails, jQuery, and Node. js. As an open source license, the MIT License dictates what you must, can, and can't do when you use, modify, and/or redistribute the licensed code.

Creative Commons is an organization which develops a variety of public copyright licenses, and the "noncommercial" licenses are a subset of these. Unlike the CC0, CC BY, and CC BY-SA licenses, the CC BY-NC license is considered non-free.

Creative Commons offers licenses and tools to the public free of charge and does not require that creators or other rights holders register with CC in order to apply a CC license to a work.

Can MIT-licensed code be used commercially? MIT licenses allow commercial use. Users do not have to provide any other source code when releasing new software. Including the attributions and original MIT license in the reused code will suffice.

Images licensed under Creative Commons Zero which means you can copy, modify, distribute and use the photos for free, including commercial purposes, without asking permission from or providing attribution to the photographer or Unsplash.

Software under the GPL may be run for all purposes, including commercial purposes and even as a tool for creating proprietary software, such as when using GPL-licensed compilers. Users or companies who distribute GPL-licensed works (e.g. software), may charge a fee for copies or give them free of charge.

A license is a legal document, and writing legal documents should be left to the professionals. Otherwise you risk writing something which doesn't actually say what you want it to say. Another reason to not invent your own license is to prevent license proliferation.
