Record the operating lease expense payment on the cash flow statement. Unlike the payment on a capital lease, an operating lease payment is not divided by principal and interest amounts. The total operating lease expense is included in the Cash Flows From Operating Activities section as a cash outflow.

Finally, interest payments and variable lease payments are shown in the operating activities section on the statement of cash flows, while principal payments on the lease liability should appear in the financing activities section.

The deferred rent account no longer exists under ASC 842, but the accounting for the difference between cash paid and straight-line expense continues to be recognized each period in the financial statements.

If the modified terms of the lease agreement reduce the lessee's rights to the underlying asset(s), then it is accounted for as a partial or full termination. If the lease modification fully relinquishes the lessee's rights to the underlying asset(s), the lessee accounts for the modification as a full termination.

Account for the lease modification as a termination of the original lease and creation of a new lease from the effective date of the modification. Measure the carrying amount of the underlying asset as the net investment in the original lease immediately before the effective date of the modification.

According to the IFRS 16, A re-assessment of the lease liability takes place if the cash flows change based on the original terms and conditions of the lease. Changes that were not part of the original terms and conditions of the lease would be considered as lease modifications.

When a lease modification is accounted for as a new lease, the lessee accounts for the separate lease in the same way as any new lease, using a new discount rate. A lessee revises the discount rate when there is a modification that is not accounted for as a separate lease.
