If you want to transfer real estate in Illinois to a relative or a friend, you might consider doing this yourself by using a quitclaim deed. A quitclaim deed in Illinois is often used to transfer property between close family members or trusted friends.

A defining feature of a Nebraska quitclaim deed is that it transfers real estate with no warranty of title. It transfers whatever interest the current owner holds in the real estate on the date of the deed. At the same time, the current owner does not promise that these rights are valid or free of defects.

A Nebraska transfer-on-death deed?or TOD deed?transfers real estate from the current owner to one or more named beneficiaries effective at the owner's death. A Nebraska property owner signs and records a TOD deed during life, but the deed does not affect rights in the property until the owner dies.

A person requesting recording of a Nebraska deed must submit to the register of deeds a completed real estate transfer statement (Form 521). Form 521 is published by the Department of Revenue. The new owner (the grantee) or the owner's legal agent must sign it.

For any type of real estate title transfer, you'll need to fill out the appropriate forms and have all parties sign in front of a notary. The new owner is responsible for filling out a Real Property Transfer Declaration form and recording the deed at both the recorder's and county clerk's offices.

NOTE: All deeds must contain a full, current legal description of the property, name of the party transferring the property (grantor), name of the party receiving the property (grantee) and must be signed by grantor(s) and notarized.
