Can a lease be changed? A lease can indeed be varied and the easiest way to do this is if both parties come to an agreement. This is done through a document called a Deed of Variation and The it means that both the landlord and the tenant will agree to amend certain parts of the lease that they have previously signed.

Under the terms of a triple net lease, a tenant must pay rent and all operating costs related to the property. Under the terms of a gross modified lease, a commercial tenant pays some, but not all, of the operating costs.

The lease cannot be altered except through another written agreement signed by both parties unless the original lease specifically gives a party the power to change something on their own.

Modified gross leases are rental agreements where the tenant pays base rent at the lease's inception as well as a proportional share of other costs like utilities. Other costs related to the property, such as maintenance and upkeep, are generally the responsibility of the landlord.

Landlords can also change the contract after it's been signed, up to a day after the contractual move in date. The most common reason landlords will do this is where the landlord and tenants agree a change to the move-in date after the contract has been signed.

Gross leases tend to be the simplest lease structure for the tenant to understand because the tenant is not responsible for any operating expenses. This is in contrast to a modified gross lease which is when the tenant and the landlord both share in the responsibility for paying the property's operating expenses.

A modified net lease is a negotiated middle ground between the gross lease and the triple net lease that can be used to make deals more favorable for tenants and still protect the interests of the investor by splitting some of the property expenses.
