IFRS 16 introduces a single lessee accounting model and requires a lessee to recognise assets and liabilities for all leases with a term of more than 12 months, unless the underlying asset is of low value.

The key objective of IFRS 16 is to ensure that lessees recognise assets and liabilities for their major leases. A lessee applies a single lease accounting model under which it recognises all leases on-balance sheet, unless it elects to apply the recognition exemptions (see Section 2.6).

IFRS 16 requires that the lease liability should initially be measured at the present value of the lease payments that are not paid at the commencement date. The discount rate used to determine present value should be the rate of interest implicit in the lease.

Initial recordation. Calculate the present value of all lease payments; this will be the recorded cost of the asset. Record the amount as a debit to the appropriate fixed asset account, and a credit to the capital lease liability account.

Under IFRS 16, lessees must recognize all leases, except for short-term and low-value leases, as right-of-use assets and lease liabilities on the balance sheet, regardless of their classification. This means that lessees will report more assets and liabilities, and more interest and depreciation expenses, than before.

The Financial Accounting Standards Board (FASB) issued ASC 842, Leases, whereas the International Accounting Standards Board (IASB) issued IFRS 16, Leases. While similar with regards to the recognition of leases on the balance sheet, the standards have many differences in application.
