In a quitclaim deed, your mother conveys to you and your sister her interest in the property.The owner could name the heir of the property in a will, but the intended beneficiary would have to wait for the court in probate to issue a deed to transfer title from the deceased owner to the intended beneficiary.

When you receive property through a quitclaim deed, or inherit it, you become fully responsible for that property. Any taxes, insurance, property liens or other debts attached to the property you received via quitclaim deed become yours as well.

While there are some good reasons to add your new spouse to your Deed, there's also a reason why you shouldn't. Ultimately, there is no right answer. When you put your spouse on the Deed to a property that you owned individually prior to marriage, you are creating what's called a tenancy by the entireties.

Also called a non-warranty deed, a quitclaim deed conveys whatever interest the grantor currently has in the property if any. The grantor only "remises, releases, and quitclaims" his or her interest in the property to the grantee. There are no warranties or promises regarding the quality of the title.

The easiest way to grant your spouse title to your home is via a quitclaim deed (Californians generally use an interspousal grant deed). With a quitclaim deed, you can name your spouse as the property's joint owner. The quitclaim deed must include the property's description, including its boundary lines.

It is not really necessary because once you are married you will have a right to occupy the house for as long as the marriage continues. The fact that the house is registered in the sole name of your husband will be irrelevant, because the right of occupation is automatic.

Ideally, you won't just "add" your child's name to your existing deed. Instead, you'll create a new deed with a group of owners, perhaps you, your spouse, and your child. You'll become joint tenants with rights of survivorship.
