This can make it difficult to sell a home acquired with a quitclaim deed, but it certainly isn't impossible. To sell a home you received through a quitclaim deed, you will still need to transfer ownership using a warranty deed.

If properly executed, a Florida quitclaim deed usually requires two weeks to three months to be recorded. The parties involved in real estate transactions generally seek to record the deed immediately after the closing process is concluded.

A quit claim deed should be filed with the clerk of court in the county where the property is located. This will involve taking the deed to the clerk's office and paying the required filing fee (typically about $10 for a one-page quit claim deed).

Once the quitclaim deed is recorded, it becomes part of the public record. You may also be required to pay a filing fee or costs associated with properties that have an outstanding mortgage. If there is money being exchanged for the deed, documentary stamp taxes will also have to be paid.

If there are no validity issues, it may be possible to overturn the deed based on grounds of undue influence or the grantor's incompetency.

It usually takes four to six weeks to complete the legal processes involved in the transfer of title.

Based on that interpretation, it shouldn't ruin your credit if you signed over the condo with a quitclaim deed. Most sellers who do this sort of financing don't report to the credit bureaus unless they do a lot of buying and selling of properties to people who can't qualify for mortgages on their own.
