If a property is registered with the Land Registry but the original deeds are still held, it's wise to keep hold of these and store them somewhere safe along with any other documents and searches that you may have received following completion.

The deeds office usually takes 2 3 weeks to process the documents, though this can fluctuate depending on circumstances. If the process goes smoothly then it can be concluded in a mere 7 to 8 working days, while in the case of a bottleneck, it may take as much as two months.

A deed of assent is an aspect of probate law necessary to transfer a property from the name of a deceased person to the intended heir. The executor of the will, who handles the dispersal of the deceased person's property and belongings, agrees to sign over the property into the heir's name.

Getting the name changed on your deeds is an easy process and you do not need to involve a solicitor. Generally there is no fee to pay either. You simply need to send a letter to the Land Registry office requesting the name change, together with either the original or a certified copy of your marriage certificate.

In Newfoundland, there is a registration fee of $100 plus 0.4% of the value of the mortgage in excess of $500. The registration fees in Newfoundland and Labrador are set by the Minister under the auspices of the Registration of Deeds Act, 2009, S.N.L. 2009, c. R-10.01.
