A quitclaim gives no warranty of property title. Instead, it is used to show that the person signing the document is not making any claims to the property. He or she is ?quit claiming? the property. Relinquishes claims to a property but does not actually transfer title in Texas.

Warranty deeds, which are used in the transfer of real property, protect the buyer's new title from superior title claims. In other words, they protect the legality of the deed. Quitclaim deeds offer no such protection. Instead, they only convey the seller's interest in the property.
