Common types of non-current liabilities reported in a company's financial statements include long-term debt (e.g., bonds payable, long-term notes payable), leases, pension liabilities, and deferred tax liabilities.

How do you record an operating lease? A lessee (the party leasing the asset from a lessor) records the operating lease by including all lease payments for the year on the income statement as an operating expense. It's also recorded as an operating expense for tax purposes.

Initial recordation. Calculate the present value of all lease payments; this will be the recorded cost of the asset. Record the amount as a debit to the appropriate fixed asset account, and a credit to the capital lease liability account.

Because ownership of a leased car doesn't pass to you, it isn't your asset. Lease payments are, however, a monthly expense or liability. When you lease a car, your liabilities increase but your assets don't, so your net worth decreases.

A lease will be recorded on the balance sheet as a right-of-use (ROU) asset and lease liability. The lease liability is the payment obligation over the term of the lease contract, while the ROU asset represents the control of the asset under the lease contract.

The lease liability is the present value of the future lease payments and is recorded alongside the right-of-use asset for operating and finance leases. Under ASC 842, the lease liability is not considered debt.

Right-of-use asset amortization The right-of-use asset for an operating lease is amortized in a systematic and rational basis by subtracting the liability lease expense from the total lease expense. Finance lease assets are amortized on a straight-line basis.

GAAP rules govern accounting for operating leases. All leases 12 months and longer must be recognized on the balance sheet.

For instance, if a company estimated the present value of its obligation under a capital lease to be $100,000, it then records a $100,000 debit entry to the corresponding fixed asset account and a $100,000 credit entry to the capital lease liability account on its balance sheet.

When the asset is disposed of, the fixed asset account in which it was originally recorded is credited and the accumulated depreciation account is debited, so that the balances in these accounts related to the asset are eliminated.
