A certificate of occupancy is required for residential properties in New York City.

If you intend on removing, replacing, adding shingles or replacing sheathing and shingles on the roof a permit is required.

Certificates of occupancy shall be issued within 10 days after written application therefor if such building at the date of such application shall be entitled thereto.

The application and procurement of a TCO generally take about six (6) months or more after work completion. Once issued, it is valid for 90 days from the issuance date. Buildings that are still under construction but have partially finished units found safe for occupancy by the DOB inspector may be granted a TCO.

If you are replacing a whole section of roofing material or replacing your roof (re-roofing), a building permit is required.

Generally speaking, a DOB permit isn't required for ?cosmetic? or surface upgrades. This includes painting, wallpapering, and floor resurfacing.

LAA Plumbing permits are used when adding up to 2 additional fixtures, running new plumbing or gas piping(relocating items), or mounting new fixtures on an existing rough (for example, removing a tub and installing a shower). The time to obtain LAA permits an average 4-8 weeks and can be extended during winter months.

In order to obtain a certificate of occupancy, your property must pass a series of inspections. These inspections may include a plumbing inspection, an electrical inspection, a fire safety inspection and a general building inspection.
