New Notice Lengths Required for Nonrenewal or Termination of Leases. As of October 1, 2021 Landlords are required to give the following lengths of notice: Week-to-week = 7-day notice. Month-to-Month = 60-day notice.

A Maryland lease termination letter (Notice to Vacate) is a required document to end month-to-month lease agreements in Maryland. State law requires giving at least 30 days notice for termination.

Tenants cannot be evicted without a court hearing, the issuance of a judgement, and a scheduled action by the Sheriff's Office. Tenants who pay the rent in less than 10 days avoid the filing of a case, with the late fees. If the rent is not paid within 10 days, the landlord can file a case and charge late fees.

For failure to pay rent cases the eviction process cannot start until 4 business days have passed from the time the court entered a judgment for possession in favor of the landlord. For breach of lease cases, or tenant holding over cases ( refuses to leave), the landlord may seek eviction immediately.
