The Contra Costa County Board of Supervisors decided not to extend its temporary prohibition on certain evictions of residential and small-business commercial tenants impacted by the COVID-19 pandemic.

The State's ban on residential evictions was effective from March 1, 2020, through September 30, 2021. The State law also prohibits certain evictions for nonpayment of rent from October 1, 2021, through March 31, 2022, if a landlord fails to cooperate with a tenant to obtain governmental financial assistance.

A lease with a term of one year or less may be created by verbal agreement. However, for the sake of clarity and to reduce the risk of disagreement (both during the lease term and after tenant's surrender of the premises), all leases, even those with month-to-month terms, should be reduced to written form.

Although it is always preferable to document every aspect of a tenancy in writing, the lack of a written rental agreement does not deprive you of tenant status. An oral agreement for a month-to-month rental arrangement or for a fixed term of a year or less is valid in California.
