The owner of a vacation and lodging property that has lodgings approved for occupancy by adults 18 years of age or older, and which has a total gross rental property value of less than 3,000,000, may voluntarily release the owner from liability for the lodgings if all the following conditions exist, namely: (1) the owner of the property has a valid state lodge membership card in good standing; (2) the owner of the property agrees to the release; and (3) the release forms a part of a lodgings contract.
